A breadth and depth of experience
We know how to use that toolkit to best effect. On average, each member of our team has two decades’ experience in the UK property market. And that experience cover all sectors of the market. The team also has an extensive network of market-facing contacts. Our well-informed, market-aware expertise enables us to identify assets that will deliver attractive returns.
Our intensive approach
We succeed as property investors because we’re more focused and more hands-on – which means that we get more value out of each property. This intensive and entrepreneurial approach allows us to create quality locations for our tenants and attractive returns for our investors.
When we invest, we target ‘core’ and ‘core-plus’ assets in the £10-50 million lot-size range, with a net yield over the holding period of above 6.5%. We always consider cash flow before bricks and mortar and look for properties that either are mispriced or offer the potential to add value through active asset management. Often, they are non-institutional-grade to begin with, but are then transformed into institutional-grade assets under our management.
Generating shareholder value
Our team aims to deliver value through a unique and focused style of managing assets, which we believe delivers superior returns. We have a resource-driven platform to identify opportunities to add value within each asset. Often, several members of our team will work together to set and execute the business plan, drawing on their different skill sets. Generally, we adopt a ratio of three to five assets per surveyor, to ensure that we exploit the asset-management opportunities to the full.
Investing beyond benchmarks
Our investment strategy is not constrained by any benchmark. We invest in the three main commercial property sectors – offices, retail and industrial – without regard to indices such as the IPD.
Our investment risk is spread across a variety of assets with a diverse range of tenants, lease lengths and covenant strengths. These assets range across geographical areas and sectors. Although we invest in the principal commercial property sectors, we do not diversify for diversification’s sake. Instead, our focus is always on the potential for asset performance.
